I’ve always dreamed to build my first house myself.
In my imagination, It was less complicated as it appeared to be...

Being the builder of my own house, here is what I’ve found out:
1. Many subcontractors may not show up at the scheduled time to do the work or may simply not show up at all.

The thing in Houston metro area is that even if you’re ready to pay good money to the subs, they can just disappear without notification and explanation. Every sub tends to flee to those jobs that pay more.
Therefore, it is strongly recommended to get a reliable subcontractor that really does what s/he says.
2. There are too many parties involved in construction of just one single house.

Those parties are designers, engineers, permit department, city inspectors, foundation crew, framers, insulation installers, drywall crew, texture crew, plumbers, electricians, HVAC installers, roofers, painters, tilers and so on.
You definitely need strong project management skills to coordinate the work of all these people involved.
3. It takes a long time to build a house.
There are so many details to consider, especially when it comes to the interior finishes. Even when the exterior structure of the house looks complete, there are still many things needed to be done inside which require enormous amount of time.
Besides that, the statistics shows that the average construction idling time can take up to 60% from the construction beginning to its end. This time includes waiting for the subcontractors to show up at the site, materials delivery and dry after the installation, passing the inspections, and so on.
4. Too often subcontractors don’t do the work according to the construction plans, especially when it comes to foundation installation and framing stages of the house.
They simply cut corners and perform bad quality work which results in the future issues for the home owners. It is one of the reasons why homeowners in Houston Bay Area have so much problems with foundation and plumbing.
Hence, it requires great baby-sitting skills to get the job done exactly how you want it (i.e. according to the plans).
